1. We protect the licensee first. Our client relationships usually come from referrals but we often get called to help people buy, sell, or finance real estate whom we don't know. We follow both the spirit and letter of the law and avoid conflicts of interest. We don't try to "game the system".
2- We protect the customer second. If you choose us to buy or sell real estate, you establisg a fiduciary relationship with us. This means we have a legal duty to act solely in your interest. We are careful to avoid dual representation in real estate brokerage and always disclose potential compensation sources before we start the transaction.
3. We protect the transaction third. We recognize that buyers, sellers, and lenders sometimes want to renegotiate or withdraw from a contractual obligation. We work hard to educate you about when you might have deposit or expense money at risk so that you know when you can withdraw and, when you are committed, what the legal and financial ramifications of that are.
4- We protect the commission last. We earn a living through real estate financing and brokerage and, when we do it successfully, we get paid for our work. We will always subordinate our personal financial interests to the licensee, the customer, and the transaction but we do mind the store so to speak. Our long-term, repeat customers recognize this and our new customers almost always do.
Please note the hierachy of our philosophy: Licensee, Customer, Transaction, Commission. Every action we perform on your behalf is done with that hierarchy in mind. Weve found that we can do good, clean, legal business and aggressively represent you when me stick to this philosophy.
