Del Mar, CA has no condominium complexes which are VA approved and there is one complex pending in Rancho Santa Fe, CA.  12Mortgage.Com makes VA loans up to $1,000,000.  The 2012, zero-down VA loan limit in San Diego County is $477,000.  Loans higher than $477,000 and less than $1,000,000 may require a downpayment but do not have a monthly mortgage insurance requirement.

Santa Helena Park, in Solana Beach, is now approved for VA home loan financing

Brian Brady, Managing Director of World Wide Credit Corporation, a VA-approved direct lender in San Diego, CA announced that Santa Helena Park, a townhome community in Solana Beach, CA, was approved by the Veterans Administration for VA-guaranteed home loans.

“This approval adds value to the properties in Santa Helena Park because it expands the buyer pool and affords San Diego veterans the opportunity, to purchase or refinance a Santa Helena Park property, with rates below 4.0%” Brady said.  San Diego County zero-down VA loan limits are $477,000 but VA lenders will finance up to $1,000,000 with some equity.

“Veteran home buyers could purchase a Santa Helena Park home, for $650,000, and the down payment requirement would be about $43,000.  More importantly, existing Santa Helena Park homeowners, with VA eligibility, could refinance that same $650,000 home and get a mortgage for 90% of the appraised valuation” added Brady
